House Builder is a construction game. Although the title refers to it as only a "house" building game, it offers a wide range of construction options. The game starts in an area known as the "Tech Park." The player can purchase a gym or office building and renovate it to create entertainment and office areas as well.
The game starts with a light blue floor, brown grid lines and a giant black arrowhead-style cursor. The player can install rooms and related items immediately on the first available lot or purchase a nearby lot. If they start in the Tech Park with an office building, they might install a working room, meeting room, utility room, lounge room or office props. They can then use the blueprint mode to set up windows, doors, tables of varying sizes, bookshelves, drinking water dispensers, cabinets, blackboards, trash bins and plants.
House Builder supplies the money needed to perform renovations and remodels. The player doesn't have to complete any tasks or minigames. Building lots cost several thousand dollars. Rooms and items cost $50 and up.
The game features rules about the placement of items. For example, the player can't build rooms outside or allow objects to overlap. All doors must also reach a room.
